This week, I had a plumbing emergency; the water expansion tank above my water heater started leaking, and I suddenly had to deal with the unexpected water while minimizing the risk of damage to my condo unit and my neighbors.
By some miracle, I found O’Neill Plumbing; one of their plumbers, Frank, was already in my building doing unrelated work for a nearby unit. I called the office number, and the person who answered helped me coordinate service quickly; Frank was able to replace the expansion tank that same day! I am so grateful for his professionalism and kindness.
As for the cost… Professional plumbing services are never something I’d call “inexpensive,” but those fees reflect the costs of running a business in Seattle and providing a wide range of services with a knowledgeable and capable team. I respect that this is an independent and family-owned business that has been operating for many years. Ultimately, the cost of this service was actually *less* than I feared it would be—and I’m very happy with the outcome.

I wish I could rate this "Plumbing" repair shop one with a negative star if I could. I called them last week for a clogged drain in my kitchen and I specifically ask for a camera inspection. One of their plumbers showed up clearly not up to the task, no camera, he told me "cameras are useless anyway". To make a long story short, the technician got his electric snake stuck into something and he took 5 or 6 hours to get it unstuck maybe even longer. I told him at some point to cut the snake cable and leave it alone but he insisted and ended up costing me a fortune. End result, my kitchen is still clogged and an almost $1700 repair bill (he "discounted" it at 4 hours at over $400 an hour, I can hire a lawyer in some places for less). Initially I decided to take my lump and file this under "lesson learned" but eventually I decided that people need to be aware how big of a scam this shop is, not everybody can easily afford bills like that and, cherry on top, not having their problems resolved. Be aware.

$450 an hour for JUST labor for even very small repairs. Be aware.
The plumber that was sent was a very nice gentleman and seemed well educated and experienced in his skills. However, he did talk a great deal and wirh his hands so they were nor occupied with the task, and ate up a lot of time talking. Also, his trips to his vehicle for simple things took a very long time when it was not very far. This added up to taking a very long time to replace the faucet of the tub that had a stuck drain lever. And just to look at the loose handle on the shower to see what needed to be fixed there and stick a vise grip on it temporarily. I believe this time could have been much less and $450 an hour JUST for the labor is just way too much. Especially when the estimated time for doing the other part of the repair I need, which is replacing the tub valve and handle attached would drive the cost of these relatively small repairs up to possibly up to like $1500.
I was able to find a different locally owned company who would do the job at a much less significant flat rate, rather than an hourly labor charge, which is probably what I should have looked for in the first place. I admit I did not ask the hourly rate before the plumber came from this company as I should have.l because I'm inexperienced in these matters. If I had known that it would be $450 an hour just for the labor, I would have never scheduled them in the first place. I think that that should be something that is presented clearly upfront during scheduling for those of us who don't know enough to ask.
And yes, I may be naive on dealing with such things, but after speaking to half dozen other plumbers following this experience, I have learned that that this was an extremely high and expensive rate, and most plumbers would have given me a flat rate for the entire job that was significantly less. Or at worst larbor per hour was half this comany's or less. Also, they all said the work that WAS done should not have taken more than half an hour at most.
So I don't have a complaint about quality of the work that WAS done but I do believe that I was overcharged and that the rate in general is just far too high for such small repairs.

We've used O'Neill for a couple of small jobs over the years and they always come quickly and do a great job really fast.
Ricky H diagnosed where sewer gas was coming from and fixed it within a half an hour.

Working with O’Neill Plumbing was great. We had a leak in our main water line which was a huge crisis for us but they were very responsive when we reached out to them. Overall it was a great experience from start to finish. Great customer service and amazing clean up after the work was done. They managed to somehow make a terrible situation a lot better.
