Collapsed Drain Trap Fixed Right

How We Fixed a Chronically Clogged Exterior Stairwell Drain in Alexandria, VA Some plumbing problems are straightforward. And then there are the ones that have stumped multiple contractors, cost homeowners time and money, and still haven't been resolved. When Will reached out to us here at Brownlee Plumbing, he had one of those problems — a persistently clogged exterior stairwell drain that no one had been able to fully diagnose, let alone fix. The Problem: A Drain That Kept Coming Back Will's home in Alexandria, VA had an exterior stairwell drain that clogged regularly. He'd had other plumbers out before, and each time they ran a snake down the line, they hit a wall — they could only get it down a very short distance. That's usually a sign of something more serious than a simple blockage: either a break in the line or a collapsed trap sitting beneath the drain. The frustrating part? No one had actually gotten to the bottom of it. The drain would get partially cleared, and the problem would return. To make matters worse, when Will sought a quote from another plumbing company, they came back with a price that was — in his own words — "outright obscene," and that was just to run a camera down the line. No repair included. No diagnosis confirmed. Just a camera. That's when he called us. Our Approach: Honest Assessment, Fair Pricing When our team arrived for the initial inspection, we did what we always do — we took a close look at the situation and gave Will a straight answer about what we were dealing with. We were upfront that there were a few possible scenarios, and depending on what we found, the repair scope and cost could vary. Rather than charging separately for each step, we put together a single, comprehensive quote that covered: - Opening up the drain to access the problem area - Removing the existing trap beneath the drain - Running a camera down the line to determine how far any potential break extended - Repairing the problem as long as it was within the room adjacent to the stairwell - Patching and roughing in new cement to restore the floor once the work was complete Here's what stood out: our all-in quote — covering investigation and repair — came in only slightly above what the other company had quoted just to look at the problem with a camera. Will noticed that immediately, and it made the decision easy. The Work: In, Done, and Done Right Our crew showed up on time for the repair appointment (as we had for the initial inspection), and we got straight to work. It didn't take long to find the culprit: a collapsed trap sitting directly beneath the drain. That's exactly what had been blocking every snake attempt — there was simply no getting past it without physically removing it. We pulled the collapsed trap, repaired the drain line, and then roughed in fresh cement to restore the stairwell floor. Clean, solid, and functional. From start to finish, the job was handled efficiently and with minimal disruption. No surprises, no scope creep, no inflated add-ons. The Result: A Drain That Actually Works After years of recurring clogs and a diagnosis that had eluded multiple plumbers, the stairwell drain now works exactly as it should. The collapsed trap is gone, the line is clear, and the floor is patched and restored. Here's what Will had to say about the experience: > "Brownlee and his crew were on-time for the repair appointment, quickly found the problem (a collapsed trap under the drain), repaired it, and roughed in new cement for stairwell drain. And now it works! Great price, great service, would absolutely recommend him to anyone needing plumbing work." Why It Matters This project is a good example of something we run into fairly often: a problem that's been partially addressed multiple times but never actually solved. Sometimes the right fix requires a willingness to open things up, look deeper, and commit to a real solution rather than a temporary patch.
