Not only had Brett from level lawns built us quality beds for our Marietta Sixth Grade Academy school garden programs- the area was so professionally prepped. We simply now can soil, seeds and we are ready to grow!

I had a tight turnaround time on my project due to HOA demands and they Level Lawns was great and got me a quote right away and got me on the books right away. I would recommend them and if needed will use them again.

November of last year I hired these guys and gave them a list of issues I have around my yard, primarily around water movement, and hoped to resolve through a series of landscaping changes such as rock gardens and French drains. In total I paid them $21,000. While my yard looks pretty they have solved none of my original problems, made a few things worse and I’m going to have to undo a good bit of what they’ve done in order to correct what they’ve done wrong.

In Nov ‘24 I began a complete yard renovation including a 90’ retaining wall, front yard sod installation & backyard regrading & seeding. I talked to a couple of vendors & decided I’d have them only do the wall & have another group do the yard work based on the pricing. The wall was good but not great, drainage pipes coming out the sides that I asked them to trim, they said they would and never did, huge piles of dirt at the ends of the wall that I would eventually shovel away myself, they ran over budget by about nine hundred bucks & took days longer than their receptionist told me they would, none which were that big of a deal at the time.

During the building of the wall they convinced me to work with them on the rest of the yard emphasizing “we’ll work with you on the pricing” & my preference was to keep working with the same people I had been for the wall. This was in November ‘24 after they finished the wall, the plan was for them to come back in February/March to do the yard when the season permits. I told them in November what my budget for this was (8K) and what I wanted to do & they insisted they’d work with me. February comes, we’re going through (again) what I wanted done, they send me a quote for 10K. I repeat what my budget was & make clear that’s my cutoff, even with that I still pay half of the 10K estimate as a deposit with the idea that I only have 3K more for them. I don’t hear from them for weeks.

They come back in April to install French drains and a catch basin. They install the basin at literally the highest point in my entire property, essentially making the basin pretty useless because water doesn’t run uphill, not only this but in the backyard they pretty much sit the drain at ground level & push dirt over top of it, burying the wood frame surrounding my deck in the dirt, I would eventually have to dig it out myself & place it where it should be and they offer to comeback and move the basin.

During this time I’m giving them options as to how we may be able to work the numbers down, willing to bring in less dirt (ended up bringing in no dirt), willing to put seed in the front yard instead of sod, they’re slow to respond. My plans hadn’t changed from November, it seems like they assumed they would be able to charge me whatever and I’d just pay it & when I wouldn’t they pushed my project from March to May and blamed it on the busy season and uncertainty about the amount of dirt being brought in as if we didn’t plan in November for this time and this budget.

After weeks of trying to get them to put something back on the calendar we finally do. They start with the rock gardens all around the house. My expectation with a rock garden & French drain is that you place the drain directly underneath the garden so that it goes from rocks to drain. Nope, they leave the previously installed French drain buried somewhere in the ground, lay fabric on top of the ground & pour rock on top. They run out of landscape fabric on one side but decide to still lay the rock, straight rock to dirt, no liner, no border. I’m convinced they’d have left it that way if I didn’t say something about it because why would you lay rock only to have to remove the rock to lay more fabric? So they plan to come back & redo it while they finish the sod. They come back, lay a little more liner but still don’t encompass the entire rock bed, I mention it to them, they lay a little more fabric & even still leave a portion of the rock garden in the backyard on top of straight dirt.

This is going to be a long one as I’ve been working with these guys since November & they’ve pretty much found ways to disappoint at every step in the process. In total I will have spent 21 thousand with them & I regret it but we ended up so far in the process that I didn’t want to start from scratch with someone new & I feel like they took advantage of that. They come back, lay a little more liner but still don’t encompass the entire rock bed, I mention it to them, they lay a little more fabric & even still leave a portion of the rock garden in the backyard on top of straight dirt. I could mention at least a handful of other examples of poor communication, things promised by these guys that they just decided not to follow through on, crews showing up not aware of the agreed upon scope. When they couldn’t get me to go over my budget it was clear they deprioritized me & cut corners wherever they could. I can deal with either the communication being poor if the work was good or if they were communicative but couldn’t do everything I want for my budget I could deal with that but not both. The final straw was that they delayed my project so long they have essentially missed the seasonal opportunity to do the backyard and suggested they come back in the fall. This was the last straw for me, when we connected in the winter of last year I was expecting a completed yard by spring not to have to wait until the following fall. This experience has been so bad for me I’ve paid another landscaper 2K more than what they quoted me for the same work to no longer have to deal with these guys.

They came out and we walked through the project and had a great interaction. They sent a quote that I told them I liked. When I had a small follow up question, they came out again with the owner to look at the plan. They said they'd send an updated quote because they couldn't do part of the the project anymore. I checked in after a couple days of not hearing from them and they replied that "after further review" they couldn't do my project. This is a week after I decided to work with them and turned down other contractors. They seemed like they'd be pleasant to work with, which is why I gave two stars. But its very frustrating to be ditched because they apparently mis-quoted the work and couldn't follow through. Now my timeline is blown.
